OUR STORY

We’ve served the title industry since 1988, so rest assured we know the importance of everything you do.

Our experiences continued to reveal the need in this business for high value, reliable labor resources to execute the deep skill tasks required to make title happen. This realization lead to the development and introduction of the Title Production Workforce, by far the most impactful offering we’ve ever brought to market.

Our history and experience has shaped us, but we’re most excited by what we’re doing now and preparing for the future, your future specifically.

So what is the Title Production Workforce™ anyway?

We’re glad you asked. The short answer is it’s so important to us that we trademarked it.

The longer answer is the Title Production Workforce ™ is the core of how D. Bello provides services to its clients. It is the sum of all parts: Shadowing your operation, organizing your steps, designing workflows, creating checklists and guides, training and monitoring the quality of over 500 team members that will execute and produce the work our customers require. All this becomes the catalyst of an innovative approach to title production processing.

Start to finish, end to end. This is the Title Production Workforce ™.

OUR TIMELINE

1988 - 1999

1988 :: Doug Bello, an experienced Southern California title professional, embarks on his own to offer consulting services to the industry.
    
1991 :: After finding success in the field of electronic land record databases and envisioning a bright future as technology advanced, Mr. Bello forms D. Bello Associates, a California corporation.

1994 :: As a testament to core industry expertise, D. Bello Associates is selected to serve as an expert consultant in the privatization of land records in St. Petersburg and Moscow, Russia.

1997 :: After years of supervising the builds of title plant backplants, D. Bello Associates takes a milestone step forward by maintaining a title plant on an ongoing basis.

2000 - 2009

2000 :: As the Y2K drama passes, D. Bello survives. 😉

2003 :: D. Bello Associates hires Jeffrey Bates, a newcomer to the title business, to organize and streamline internal operations. Bates would later become the company’s CEO.

2008 :: As a result of the real estate crash and financial crisis, the industry sees largest downturn in decades. Demand for services rise during the crisis as companies welcome variable cost benefits and reliable production.

2010 - 2019

2012 :: D. Bello hires Andrew Acker to lead operations and correspondingly dismantles legacy title production relationship as it crafts broader strategic vision.

2013 :: D. Bello secures multiple offshore strategic title production agreements, bringing more innovation and control to service offerings.

2014 :: Founder Bello retires and appoints Jeffrey Bates its new CEO. Bates and Acker accelerate efforts to reinvent outsourced title production.

2018 :: D. Bello Associates ownership invests in multiple owned offshore facilities to further control costs, strengthen data security and innovate.

2020 - Present

2020 :: The economic responses to the covid-19 pandemic lead to record low interest rates and housing boom. D. Bello Associates supports dozens of clients’ shift to fully remote production environments, partnering with them in response to record volumes.

2021 :: The evolution of outsourced title production culminates with a corporate rebrand to D. Bello, simultaneously honoring the foundation laid by Mr. Bello while recognizing a shift to cleanliness and simplicity.
